HOW IT WORKS

Three simple steps to selling your land

We keep it simple, transparent, and stress-free. You'll always know where things stand, and you stay in control the whole way.

  1. 01

    Tell us about your land

Fill out our quick form, call, or text us. We'll get back to you within 1–2 business days, research your property, and send you a firm, written offer.

  2. 02

    Review your offer

We walk you through the offer and timeline personally, in English or Spanish. If it works for you, we send a clear, plain-language purchase agreement. No pressure and no obligation.

  3. 03

    Close with confidence

A trusted closing attorney or title company handles the closing, title work, paperwork, and secure payment to you, so every sale is done by the book in your state. Once the deed is recorded with the county, your sale is complete.

ARE WE THE RIGHT FIT?

Selling land isn't one-size-fits-all

Some sellers want top dollar, others want speed and peace of mind. Here's an honest look at the most common paths, so you can choose what's right for you.

Sell directly to CAFR

Best if you want a fast, certain sale with no hassle.

  • Fair cash offer
  • Sell as-is — no clearing, survey, or repairs
  • You pick the closing date
  • Help in English or Spanish
  • Real people, a family that takes time for you

List with a real estate agent

Best if getting the highest possible price matters most and you can wait.

  • May bring a higher price
  • Agent commission and seller closing costs
  • Land can sit on the market for months
  • Buyer financing can fall through

Sell it yourself

Best if you have the time to market the land and handle buyers.

  • No agent commission
  • You handle marketing, calls, and showings
  • You manage contracts and closing
  • Timeline is uncertain

OUR FAMILY

Our name is our family — and our word is our bond.

I'm Frank Santana — a Navy veteran, a licensed ship captain, and a father of three. I was raised in Birmingham, Alabama, and today our family calls Destin, on the Florida Panhandle, home. After years at sea, I've come ashore for good to build CAFR Land Group with my family. We're real people, not a call center: when you call, you reach us, and we take the time to give you and your land our full attention. From the deck of a ship to walking a piece of ground, I've learned that land means more than numbers on a page. It's family history, a fresh start, and sometimes a hard decision.

That's why I started CAFR Land Group with my family. Every seller deserves a straight answer, a fair offer, and a partner who treats them with respect, in English or in Spanish. You'll never be just a parcel number to us.

COMMON QUESTIONS

Answers before you ask

Where do you buy land?

We buy land throughout Alabama, Georgia, and North Florida, with plans to expand into additional states soon.

Not sure if your property fits? Just ask. We'll give you a straight answer either way.

What types of land do you buy?

We buy a wide variety of land types, including:

  • Residential lots
  • Rural acreage
  • Agricultural or farm land
  • Infill lots inside cities
  • Commercial and mixed-use parcels
  • Recreational tracts
  • Industrial-zoned property
  • Raw or undeveloped land

We purchase land across Alabama, Georgia, and North Florida, with plans to expand into additional states soon.

What are the most common reasons people sell their land?

Landowners contact us for all kinds of reasons, including:

  • Inherited property they don’t want to maintain
  • Out-of-state ownership that’s difficult to manage
  • Rising property taxes or HOA fees
  • They purchased the land for one plan, but life changed
  • To free up capital for other needs or investments
  • The parcel is landlocked, steep, or has other challenges
  • Title issues they don’t know how to fix
  • They simply want a fast, easy sale with no complications

No matter the reason, we offer a respectful, judgment-free process.

What services do you provide?

We handle everything from start to finish, so you don't have to. When you work with us, you get:

  • No out-of-pocket due diligence costs, including surveys, soil tests, and GIS research
  • No agent commissions or hidden fees, ever
  • Reliable closings, usually within 30 business days
  • Flexible payment options, including installment or owner-financing plans that can help reduce capital gains tax exposure
  • Help resolving title issues, such as old liens, missing heirs, or incorrect deeds
  • Support with subdividing or selling part of your land, including coordination with the county, surveyors, soil scientists, and permitting

Our whole process is built to take the burden off you and make selling your land smooth, fair, and stress-free.

Do you use closing attorneys?

Yes. We complete every sale through a licensed, reputable closing attorney or title company, depending on the state. This ensures:

  • A complete and accurate title search
  • Proper preparation and review of all legal documents
  • Secure handling of funds in escrow
  • A clear, clean transfer of ownership
  • Protection for both you and us

It also means you get a fully documented, professional closing, often without needing to attend in person. You'll get everything in writing before you sign.

Do I need to clear, survey, or clean up the land first?

No. We buy land as-is. You don't need to:

  • Clear brush or trees
  • Remove debris, old structures, or abandoned vehicles
  • Order a survey or soil test
  • Mark boundaries or make any improvements

If any work is needed, we take care of it at our cost, after the sale or during due diligence.

What if I owe back taxes on the property?

That's common, and we can still help. In many cases, back taxes are simply paid out of the sale proceeds at closing, so:

  • You don't have to come up with the money up front
  • The title company pays the county directly
  • You'll see every amount on your closing statement before you sign

If your property is close to a tax sale, reach out as soon as you can. Acting quickly can make a big difference.

Am I obligated to accept your offer?

Never. Our offers are free and come with no obligation. Take your time, ask questions, and decide what's best for you and your family.

Why did I get a letter or call from you?

We reach out to landowners using public county property records. If you're not interested, just let us know and we'll remove you from our list, no questions asked.

What factors determine land value?

Land value depends on many characteristics, including:

  • Location: how close it is to towns, highways, and amenities
  • Market demand in the area
  • Recent comparable sales of similar parcels
  • Zoning and what's legally allowed
  • Soil types, perc results, and flood or wetland status
  • Road access, frontage, and easements
  • Utilities: water, power, sewer, well, or septic
  • Topography, slope, and drainage
  • Lot shape and buildability
  • Environmental or legal limits, such as HOA rules, encroachments, or deed restrictions

Together, these give us a clear picture of what your land is worth and what's possible for its future use. We're always happy to walk you through how we arrived at your offer.

How long does closing take?

Most of our closings are completed in 7–14 business days. Timing can vary based on:

  • Whether a survey or soil test is needed
  • Title issues, such as unknown heirs, old mortgages, liens, or boundary questions
  • Whether you prefer installment payments to help with taxes
  • County processing times for certain documents

Whatever your situation, we keep you updated every step of the way, so you always know what's happening and when.

I inherited the land, or it's owned with family. Can I still sell?

Yes. Inherited land and land with more than one owner are very common, and we work with families in these situations often. Depending on your circumstances, this may involve:

  • Getting all owners or heirs to agree and sign
  • Updating the deed from a family member who has passed away
  • Completing probate or an heirship affidavit, if the state requires it

We'll help you understand what's needed, and the closing attorney or title company will make sure everything is handled correctly.

Do I need to be there in person to close?

Usually not. Many closings can be done:

  • By mail, with documents sent to your home
  • With a mobile notary who comes to you
  • At a title office near where you live

That means you can sell even if you live far from the property, or out of state. Your payment is sent by wire or check once everything is recorded.

What will you do with the land after you buy it?

It depends entirely on the parcel. We evaluate each property individually and may:

  • Hold the land as a long-term investment
  • Improve it with clearing, soil testing, or surveys
  • Resell it to a vetted buyer or builder
  • Partner with local contractors for development
  • Subdivide or reconfigure it if zoning allows

We always take a responsible, research-driven approach that fits the property's best use and the local market.
